One licensed agent from the top 10% of metro Atlanta who works Brookhaven and the 30319 and 30329 ZIPs. Two-hour response. Your inquiry is never sold to five agents.
"Hi there — I saw your inquiry and I have a few properties in your range that just hit the market. When can we connect?"
Voters approved cityhood for Brookhaven in July 2012, it became a city that December, and it counted 55,161 residents in the 2020 Census. Peachtree Road is its main north-south street, home to Oglethorpe University and the Brookhaven/Oglethorpe MARTA station on the Gold Line. Its parks include the 135-acre Murphey Candler Park and the 49.5-acre Blackburn Park.
Brookhaven addresses don't always say Brookhaven. Until 2014 the Postal Service listed them as Atlanta, and owners can still use Atlanta. The Historic Brookhaven neighborhood is mostly inside the City of Atlanta, and the city's southern edge meets unincorporated DeKalb County. Your agent confirms the city limits and school assignments (DeKalb County School District) for every address.
Buyers shopping Brookhaven often ask about MARTA, Peachtree Road and the parks first. A listing that states whether the home is inside city limits and which schools it is zoned for answers their next questions. Start with a free valuation from a licensed agent who prices against Brookhaven comps.
Georgia taxes a home on 40% of its fair market value, multiplied by the combined millage rate set by the county, the school district and, inside city limits, the city. One mill is $1 for every $1,000 of assessed value.
Homestead exemption: if you own and live in the home on January 1, apply with the county by April 1. It lowers your tax bill, and many counties add their own exemptions on top of the $2,000 state exemption. Ask your agent to check the current bill on any home you consider, since a seller's exemptions don't carry over to you.
Unincorporated DeKalb's 2026 rate is 44.090 mills for county and school taxes, before the EHOST credit. Cities add their own rate.
DeKalb homeowners must have a homestead exemption to get the EHOST credit, which comes from a local sales tax and reduces the county's share of the tax bill. It does not apply to city or school taxes. In February 2025, DeKalb County's government announced it intended to opt out of the HB 581 floating homestead exemption.
