One licensed agent from the top 10% of metro Atlanta who works Buckhead and its 43 neighborhoods. Two-hour response. Your inquiry is never sold to five agents.
"Hi there — I saw your inquiry and I have a few properties in your range that just hit the market. When can we connect?"
Buckhead is the uptown district of the City of Atlanta, covering roughly the northern fifth of the city. It began in 1838 when Henry Irby bought land around today's Peachtree and Roswell roads, and Atlanta annexed it in 1952. Peachtree Road is its main street, Georgia 400 runs through it, and it takes in 43 neighborhoods along with Lenox Square, Phipps Plaza and Chastain Park.
Buckhead is not its own city. A home there is in the City of Atlanta and Fulton County, and its public schools are Atlanta Public Schools. Just past its edges are Sandy Springs to the north and Brookhaven to the east, which is in DeKalb County with different schools and taxes. Your agent confirms the city and county for every address before you make an offer.
Buckhead covers 43 neighborhoods, from high-rises along the Peachtree Road corridor to residential streets, so a Buckhead-wide average says little about your home. Pricing against comps from the same neighborhood and the same kind of property matters most. Start with a free valuation from a licensed agent.
Georgia taxes a home on 40% of its fair market value, multiplied by the combined millage rate set by the county, the school district and, inside city limits, the city. One mill is $1 for every $1,000 of assessed value.
Homestead exemption: if you own and live in the home on January 1, apply with the county by April 1. It lowers your tax bill, and many counties add their own exemptions on top of the $2,000 state exemption. Ask your agent to check the current bill on any home you consider, since a seller's exemptions don't carry over to you.
Fulton County's general fund rate was 8.87 mills for 2025. City and school rates are added on top, so the total depends on the address.
Fulton County's government opted in to Georgia's HB 581 floating homestead exemption in January 2025; owners with an existing county homestead exemption get it automatically. For 2026, two new exemptions were added, one for homeowners in the Fulton County School District and one for the Atlanta Public Schools area. Homestead applications are due April 1.
