One licensed agent from the top 10% of metro Atlanta who works Sugar Hill and the 30518 ZIP. Two-hour response. Your inquiry is never sold to five agents.
"Hi there — I saw your inquiry and I have a few properties in your range that just hit the market. When can we connect?"
Sugar Hill grew from 18,522 residents in 2010 to 25,076 in 2020. It's a northern Gwinnett County city of about 11 square miles, between Buford to the northeast and Suwanee to the southwest, and close to Lake Lanier. It was chartered as the Town of Sugar Hill on March 24, 1939, and Georgia 20 is its main road.
Sugar Hill is served by Gwinnett County Public Schools. Lanier High School serves much of the city, but some addresses fall in the North Gwinnett High School area instead. Attendance zones follow the address, not the city name, so your agent checks the assigned schools before you make an offer.
Sugar Hill sits between Buford and Suwanee, and buyers often shop all three at once. Pricing against comps from the same high school area and the same kind of neighborhood matters more than a city-wide average. Start with a free valuation from a licensed agent.
Georgia taxes a home on 40% of its fair market value, multiplied by the combined millage rate set by the county, the school district and, inside city limits, the city. One mill is $1 for every $1,000 of assessed value.
Homestead exemption: if you own and live in the home on January 1, apply with the county by April 1. It lowers your tax bill, and many counties add their own exemptions on top of the $2,000 state exemption. Ask your agent to check the current bill on any home you consider, since a seller's exemptions don't carry over to you.
Homes inside Sugar Hill city limits also pay a city property tax, billed by the city each fall.
Unincorporated Gwinnett's 2026 rate is 34.86 mills, covering county, school and service-district taxes. Cities add their own rate.
Gwinnett commissioners voted on Feb. 18, 2025 to opt out of Georgia's HB 581 floating homestead exemption. The county instead keeps its Value Offset Exemption, which is applied automatically with any homestead exemption and holds the assessed value for the county portion of the bill at the base-year value; school and city taxes still use current value. Homestead applications are taken year-round, and filing by the appeal deadline on your Notice of Assessment applies the exemption to the current year.
