One licensed agent from the top 10% of metro Atlanta who works Sandy Springs, from City Springs to the Chattahoochee. Two-hour response. Your inquiry is never sold to five agents.
"Hi there — I saw your inquiry and I have a few properties in your range that just hit the market. When can we connect?"
Sandy Springs is the seventh-largest city in Georgia, with 108,080 people in the 2020 Census. It became a city on December 1, 2005, and its downtown, City Springs, opened in 2018 about 12 miles north of Downtown Atlanta. The Chattahoochee River forms its western and northern edge, and three MARTA Red Line stations sit inside the city.
Sandy Springs is in Fulton County and is served by Fulton County Schools, which runs North Springs and Riverwood high schools in the city. Some of its ZIPs cross city and county lines: 30338, for example, also covers part of Dunwoody in DeKalb County. Your agent confirms the city, county and assigned schools for every address before you make an offer.
Sandy Springs runs from the Atlanta city line to the Chattahoochee, and homes near Perimeter Center and the MARTA stations compete in a different way than homes near the river. Pricing against comps from the same part of the city matters more than a citywide average. Start with a free valuation from a licensed agent.
Georgia taxes a home on 40% of its fair market value, multiplied by the combined millage rate set by the county, the school district and, inside city limits, the city. One mill is $1 for every $1,000 of assessed value.
Homestead exemption: if you own and live in the home on January 1, apply with the county by April 1. It lowers your tax bill, and many counties add their own exemptions on top of the $2,000 state exemption. Ask your agent to check the current bill on any home you consider, since a seller's exemptions don't carry over to you.
Fulton County's general fund rate was 8.87 mills for 2025. City and school rates are added on top, so the total depends on the address.
Fulton County's government opted in to Georgia's HB 581 floating homestead exemption in January 2025; owners with an existing county homestead exemption get it automatically. For 2026, two new exemptions were added, one for homeowners in the Fulton County School District and one for the Atlanta Public Schools area. Homestead applications are due April 1.
